Ann Arbor · Private D1 land

What if the D1 expansion had South U’s density?

Compare South U’s D1 core with the predicted D1 expansion, including planned and under-construction housing in the South U benchmark.

Illustrative capacity, not today’s population. This assumes the expansion reaches the same housing capacity per private acre as South U. It is not a development forecast or a count of additional residents.

Housing counts, sources & calculation

The 4,867-person benchmark sums the ten buildings below, with one person per reported bed. University Towers uses a historical occupancy proxy. Smaller rentals are omitted. These are approximate capacity figures, not measured residents; future projects may change.

Shares use Ann Arbor’s 2020 Census land area: 28.20 square miles (18,048 acres), excluding water.

South U covers the saved South U D1 core: 43 private parcels, including private parking, commercial and construction sites. City-owned parking and streets are excluded. Both acreage figures use parcel unions in Michigan South State Plane (EPSG:2253), with overlapping parcel geometry counted once. The D1 expansion includes existing D2 land predicted to become D1; it excludes proposed D2 land. Current residents on expansion parcels are not subtracted.

Parcel boundaries use saved City GIS data. Housing inventory originates from the September 8, 2026 benchmark; future-project bed counts were checked against developer / contractor sources October 13, 2026.
